A single place for project and vendor agreements

General contractors and owners use Terms CLM to keep prime contracts, subcontracts, and leases searchable—with dates and approvals attached.

The Challenge

Project files scatter across email, the trailer, and a shared drive. Change paper and insurance certificates get detached from the agreement they belong to.

Our Solution

Upload the executed contract, keep later versions, and track expiration or closeout dates. Terms CLM is not job-costing, lien-waiver, or insurance-certificate software. A briefing is the usual first step.

Agreements you can track

Typical construction documents teams store in Terms CLM.

Prime contracts

Keep the owner agreement, value, and term dates in one record.

  • PDF and versions
  • Value and status
  • Renewal or closeout dates
  • Approvals

Subcontractor agreements

File each subcontract against a vendor record so insurance and scope docs stay nearby.

  • Vendor record
  • Obligation checklist
  • Expiration alerts
  • Team visibility

Leases

Track commencement, expiration, and option dates on commercial leases.

  • Key date extraction
  • Renewal alerts
  • Document versions
  • Search by counterparty

Purchase and sale agreements

Store transaction documents and the dates that still need an owner.

  • Repository
  • Deadline alerts
  • Approval workflow
  • Version history

What Terms CLM actually does

The same core product—applied to construction documents.

Analysis of the executed file

Upload a PDF and get a structured summary: parties, dates, and notable terms. Treat it as a first pass, not a legal opinion.

Renewals and deadlines

Track expiration and renewal dates with configurable alerts so notice windows are visible before they close.

Approvals

Route contracts and bids through staged approval workflows with a record of who signed off.

Obligations

Capture follow-up items from an agreement and mark them complete, overdue, or waived.

Vendors

Keep supplier records next to the contracts they sit under, instead of in a separate spreadsheet.

Version history

Store amendments and replacements with the parent agreement so the live version is obvious.

Frequently Asked Questions

Common questions about construction contract management.

Do you integrate with Procore?

Not as a native connector. Day to day, teams upload the executed PDF into Terms CLM.

Can you manage change orders and pay apps?

You can store a change order as a new version or related document. We do not calculate progress billing, retainage, or lien waivers.

Do subcontractors get a portal?

No. Access is for users in your tenant. External parties are not given a self-service job-site portal.
